We’re proud to be part of an exceptional new residential project in Balgowlah Heights, working alongside Bradstreet Builders, to deliver a truly spectacular architecturally designed home.
The property occupies a premium position on a sloping corner block, offering dual street frontage and a rare vantage point that captures sweeping views from Balmoral Beach and North Head, across to Chatswood, Darling Harbour, and the CBD. With Dobroyd Head and National Park only a few metres away, this location is extraordinary, and the new build is designed to take full advantage of it.
Four levels of precision engineering, concrete and Dinsel.
After the site was cleared and extensive excavation completed, including the removal of significant sandstone foundations, our team of specialist concreters, formworkers and Dinsel specialists arrived on site.
At completion, the residence will feature four levels of concrete construction, a large underground parking garage with utility rooms, and multiple outdoor living spaces that seamlessly integrate into the natural slope of the block.
Each level has been carefully designed to maximise both functionality and aesthetics.
The ground level, the basement, features a substantial underground garage and utility space supported by extensive retaining walls and high-strength concrete pilons.
The second level will feature guest accommodation and informal entertaining. This level flows to the large infinity pool, children’s pool, and spa that connect seamlessly to the entertainment terrace.
The third level compises bedrooms, each opening onto an expansive terrace designed for relaxation and a strong connection to the outdoors.
Finally, the top level is dedicated to the main living areas, with wrap-around terraces that capture uninterrupted views.
From a concreting and formwork perspective, this is a highly technical project that requires careful planning and foresight, precise coordination, structural integrity, and experience working across multi-level suspended slabs.
Dincel systems for strength and durability
Given the site’s slope and scale, retaining walls will play a vital role in stabilising and supporting the structure, pool, and terraces above. For these, we’re using Dincel structural wall systems, an innovative, lightweight, and durable alternative to traditional blockwork.
Dincel offers several advantages for complex builds like this. It provides structural strength and durability, making it ideal for retaining walls and basements that are exposed to significant ground pressure and moisture. It also delivers speed and efficiency, with a faster installation process than conventional formwork or blockwork, helping to maintain tight construction schedules. The system ensures waterproofing integrity, as the polymer panels form a permanent waterproof barrier that reduces the risk of leaks or future maintenance issues. Finally, Dincel allows for precision and consistency, producing clean, uniform finishes across all wall and structural sections, which is particularly important for high-end architectural applications.
By integrating Dincel into our concreting process, we can deliver superior performance, reduced construction time, and long-term durability, all of which are essential for a project of this calibre.

Project progress update – October 2025
As of October 2025, the basement garage concrete floor slab has been completed, and our team is currently constructing the Dincel walls that will form the garage and utility spaces on the ground floor. Preparation is also underway for the pool foundations, including high-strength retaining walls and concrete pilons to support the upper levels and terraces.
