A complex extension requiring extensive propping and structural support to accommodate the new suspended concrete slab.

This new project on Sydney’s Northern Beaches comprises a highly technical renovation and extension, blending old with new to create a modern home with elevated living and entertaining space, complete with pretty views of Middle Harbour beyond.

A challenging structural renovation.

Unlike a typical knockdown-rebuild, this project retained the lower level of the existing home, with a new suspended first floor constructed above it. Once complete, the transformation will feature a spacious upper-level living area, an expansive outdoor entertaining space, and a large rooftop terrace.

Building atop the existing timber-framed ground floor added significant engineering complexity to the project.  This required careful planning and structural ingenuity to overcome the challenges of the site.

Much of our early work involved extensive propping. Underneath the house, we had to support not only the existing timber floor and parquetry but also the concrete verandah slab, all while forming up the new upper slab above.

Supporting the massive suspended concrete slab.

Over the course of two weeks, eight truckloads of material were delivered to site to form up this 300sqm suspended concrete structure. It was a tight and technical process, requiring constant coordination with the site engineer, the builder and our team, to ensure the existing structural components could be safely supported throughout the build.

To support the new top floor slab, we brought in 14 tonnes of steel reinforcement, delivered and lifted into place with the help of a construction rescue system. This material will support the massive 80 cubic metre suspended concrete slab.

New level, new lifestyle

The newly formed upper slab will become an enormous 180 sqm outdoor terrace space, framed by a concrete upstand in preparation for future glass balustrades, to maximise the view from all angles.

While casting the roof slab we encountered days of torrential Sydney winter rain which added a final layer of difficulty. We pushed through, staying on track despite the conditions.

This Clontarf project is a perfect example of the complex structural renovation work we specialise in. We thrive on complex builds like this one where innovation and problem solving is all in a days work.
