A highly technical project for concreting team.
A home on the river… The construction of a large, new property commences in Lane Cove.
In August 2023, we commenced work on a new property being built in Lane Cove, on Sydney’s Upper North Shore. Located on a steep site, careful planning and ongoing assessment were paramount.
Stage 1 – Lower ground floor slab and inground swimming pool
With the original home demolished and the site cleared, the first stage of this project was to lay the lower ground floor slab.
To take advantage of the views of the Lane Cove River beyond and work within the constraints of the sloping block, the lower level is being built toward the rear boundary.
During stage 1, we completed the structural foundation work for the new inground concrete pool, also at the rear of the property.
As the photos attest, the gradient of this large block is quite steep. This makes a build of this nature somewhat challenging – and the boys learned early on not to leave anything behind in the truck parked on street level.



Stage 2 – Large concrete slab poured for the new lower level living area. Dinsel walls installed.
In late 2024, with the pool and entertaining area complete at the rear of the property, we began working our way up and commenced work on the lower level living areas. The extensive internal living area will feature a large living and dining space, open plan kitchen, and laundry. As the photos below indicate, each level will enjoy peaceful views of the Lane Cove River.
We installed Dincel walls throughout the home and as retaining walls in the garden. Dincel is a modular wall system that can save one-third of the build time. It’s a waterproof system polymer which, once its installed, stays in place. We are Dincel installation specialists and work with this innovative product daily.
With the lower living area complete, in early 2025 we commenced work on the middle level which we feature the bedrooms and bathrooms. We also started working on the concrete stairs which will run down the side of the property from street level down to the backyard and pool.

Stage 3 – Completion of the street level garage and mid-level slab.
This project has been an exciting and technically demanding build, drawing on our expertise in concrete design, structural strength, and engineering precision.
Now at Stage 3 of the build, we’ve made significant progress on what is evolving into a huge and spectacular home. With the lower level already complete, we’re working on the middle level which sits at street level and includes a substantial suspended slab for the garage.

The engineering requirements for this home are nothing short of extraordinary due to the large spans, architectural ambitions, and steep site conditions. This stage alone has involved over 10 tonnes of steel reinforcement in the top floor slab and garage – a clear indication of the structural precision demanded by this project.
One of the standout features we’ve recently completed is the suspended garage slab, now in place at street level. This area connects to the upper living spaces via a suspended walkway, combining form and function with clean architectural lines. Adjacent to the garage is a mud room, a practical addition designed for storing shoes, jackets, and bags. Having a mud room at the entry point helps keep the main living areas clean and organised. It’s a small space that delivers big convenience.
Once the garage structure is finalised, we’ll return to form and pour the driveway, which will seamlessly connect the property to the street and complete this level’s access point.

The suspended concrete stairs are in place, linking to the ground level. Suspended stairs like these not only provide structural elegance, but also require precision in formwork and reinforcement to achieve the desired floating effect while maintaining strength and durability.
Another highlight is the suspended concrete pool. It will be an eye-catching feature of the home, elevated above ground and offering incredible views of the river.
Throughout the property, curved concrete elements have been integrated into the design. This is a striking architectural feature that will soften the extensive use of concrete throughout. Curved formwork is a high-level craft, requiring precision moulding and attention to detail, and it’s something our team takes great pride in executing to the highest standard. Once rendered and painted, these curves will look spectacular.
At the rear of the home’s living level, we’ve formed a large, elevated planter box, which have been designed to house cascading greenery that will soften and contrast with the home’s concrete structure. While the planter box will be a beautiful “living” feature, it also presented unique structural challenges. Supporting the weight of soil – especially when wet – required robust drainage and careful engineering to ensure long-term integrity.
With one level remaining, we’re nearing completion of this mammoth project.
